What Steps Are Next? 

 

  1. First Meeting: An initial home buying consultation typically involves a meeting between a home buying consultant and a potential home buyer. During this meeting I’ll typically ask questions about your goals, expectations, and budget. I will also explain the home buying process, including financing options, the home search process, market conditions, and the closing process. From there I will provide the you with information about the current housing market, including pricing trends and inventory levels. Overall, the initial first meeting serves as an opportunity for the me to understand your needs and preferences and to provide guidance on the home buying process.
  2. Start Your Online Search: After our first meeting, I will start sending you automated emails containing the latest listings. You’ll have the option to save your favorite properties and remove any that don't quite fit your needs.I'll set the property criteria to be fairly broad (such as price, number of bedrooms/bathrooms) and then add more details as we learn more about what exactly you need in a home This way, we can effectively and efficiently filter through the options until we find the perfect property!
  3. Take A Look At Homes: I highly recommend limiting in-person viewings to 4-5 houses per day. Beyond this number, the features and details of each property can begin to blend together and become difficult to differentiate. During the viewing process, we can discuss the surrounding area and your specific preferences and dislikes to ensure we are making the most of your time and energy.
  4. Make An Offer!: After you've identified the home you'd like to purchase, we'll talk about the pricing strategy and examine comparable properties that have sold in the neighborhood within the past 6 months. Once we've determined our offer price, I'll draft the contract and send it over digitally for your signature. By submitting a written offer, you'll demonstrate to the seller that you're committed and prepared to purchase the property. While some sellers may accept the initial offer, it can also take multiple rounds of negotiation before an agreement is reached. Once both parties have signed the offer, we have a ratified contract. Congratulations!
  5. Prepare For Closing: Throughout this period, you will collaborate with your lender (if necessary) and attorney to ensure that all is in order for the closing and you have fulfilled your duties in the contract. This process usually takes between 30 to 45 days, with the closing date specified in the contract. It's critical during this time to refrain from making any modifications to your credit history. That implies avoiding opening new credit lines
  6. Closing Day: You will receive a notification a few days prior to the closing date regarding the time you need to be present at the attorney's office, along with the amount that needs to be wired before your arrival. The attorney will meet with you and go over the paperwork that you'll need to sign. In South Carolina, the property must be recorded prior to handing over the keys. We schedule closings from Monday to Thursday to ensure that the property is recorded during the week. Please refrain from scheduling movers, cleaners, or other such services until a day after the closing to ensure that you have access to your new home.Congratulations you are now the owner of your new home!
